What is the application process; what’s required to move-in?

If you have made a decision to rent one of the apartments, you start by filling out an on-line rental application.  There is a $25 application fee which you pay with credit card as part of the on-line application.  After checking rental, employment and credit history, the rental agent will contact you regarding if your application has been accepted.  This typically takes no more than 3 business days.  At that point you will need to pay the security deposit.  Upon move-in, you pay the first month’s rent.

What is your smoking policy?

Fort Hunter Reserve is a completely smoke-free community.  Smoking is strictly prohibited in the buildings and anywhere on the grounds or in the parking lot.  This no smoking policy will be strictly enforced.

What is your pet policy?

Cats and other small animals (i.e., birds, hamsters, etc.) are allowed.  An additional $150 security deposit is required for one or more cats.  Sorry, no dogs allowed.

What appliances are included?

The apartment comes with electric range/oven, refrigerator, dishwasher, built-in microwave and full-sized washer and dryer.

What utilities are included?

The rent includes water supply, sewer, garbage collection, snow removal, internet connection and Direct TV “family package” programming package.

How is the internet connection provided?

Internet service is included with the apartment rental.  The internet service is provided by DeepBlue Communications, a premier provider of internet services to many apartment communities in the area.  Connection to the internet is through a standard Ethernet jack (RJ-45) located in the living room of each apartment.  If a wireless connection is desired, the resident is welcome to furnish his or her own wireless router. 

What is Direct TV “family package”?

Direct TV’s “family package” is included with the apartment rental.  Direct TV is TV programming that includes over 50 channels of family programming suitable for all ages, including local channels.  Residents have the option of upgrading to more or different programming for an incremental charge.   

What will the average utility bills be?

We don’t have any actual usage data yet so we can only estimate usage based on similar apartments with similar amenities.  The apartments should be inexpensive to heat and cool as they are built to the latest in energy efficiency standards.  Usage will vary widely based on the temperature the apartment is kept, how much laundry is done, how many occupants there are, etc.  Electric should be on average $40-$50 per month.  Gas usage for the winter peak months should be in the range of $70-$90.
